Service Warranty & Disclaimer

At So Pest Off, we stand by the quality of our services. However, each pest type requires a unique approach, and not all treatments are eligible for warranty. Warranty is only provided to repeat clients (from the second service onwards).
One-off services are not covered. Please read the following warranty conditions carefully before engaging our services.

This warranty covers internal infestations of:

  • Australian Cockroach (Periplaneta australasiae)
  • American Cockroach (Periplaneta americana)

Exclusions:

  • German cockroaches are not covered due to their habitat-driven behaviour and post-treatment care needs.
  • Initial or one-off treatments are not eligible for warranty.
  • No warranty applies if pricing was discounted externally or negotiated.

Eligibility Conditions:

  • A second treatment must be completed 6 months after the initial service.
  • The customer must maintain a 6-monthly treatment schedule without lapse.
  • Post-treatment hygiene must be maintained.
  • Activity must meet defined infestation criteria (3 or more live cockroaches in one area on the same day).
  • Warranty claims must be lodged in writing within 3 months, with supporting evidence.

Response:

  • If conditions are met, we will provide a spot treatment in the affected internal area only.

Warranty is void if:

  • Pests are external or not listed.
  • 6-month service is missed.
  • Hygiene issues persist or structural changes occurred.
  • Pricing was reduced without So Pest Off approval.

Warranty applies only when a full 2-step ant program is followed:

  • 1. Baiting of internal and external activity zones.
  • 2. Follow-up liquid treatment after bait consumption (approx. 2 weeks later).

No coverage if:

  • General spray only was done.
  • Treatment steps were incomplete.
  • Environmental risks (moisture, vegetation, food) exist.
  • Food waste is accessible post-treatment.

Covers webbing spiders only (e.g. redbacks, black house, orb-weaving) on man-made structures.

Eligibility:

  • Coverage is valid for 3 months from treatment.
  • Clients must leave webs intact before treatment for best results.
  • Webs should be removed 1–2 weeks after treatment to monitor activity.
  • This is for internal only – This is not for outdoor areas

Exclusions:

  • Spiders on vegetation or untreated areas.
  • Non-webbing spiders (e.g. huntsman, wolf, funnel-web, white-tail).
  • Failure to follow post-care guidelines.

Due to external influences beyond control, we do not provide warranty for:

  • Mosquitoes
  • Flies
  • Moths
  • Drain flies
  • Wasps/bees
  • Pantry or clothes moths

Rodent control is not covered under warranty.

Why:

  • Rodents adapt, shift nesting, and are affected by seasonal and environmental factors.
  • Success depends on customer hygiene, bait access, and ongoing monitoring.

Service Conditions:

  • Call-out and material fees apply for follow-ups or re-baiting.
  • Rodent control is a risk management process, not a one-time fix.

Prevention Tips:

  • Seal all entry points.
  • Remove food sources.
  • Keep yard clean and bins sealed.
