Termite Inspection Sydney

Our licensed technician conducts a thorough visual inspection of interior and exterior areas, subfloor spaces, roof voids, accessible timber, checks for mud tubes and termite activity, uses moisture meters and thermal imaging to detect hidden infestations, inspects gardens and boundaries, and provides a detailed written report with photographs and treatment recommendations.

Termites on damaged timber and soil

A termite inspection tells you one thing: whether termites are in your property right now, and where the conditions are inviting them in. It is a separate job from treatment and separate again from installing a barrier. This page is about the inspection itself, what it covers, what the report gives you and what it costs.

What Does a Termite Inspection Actually Cover?

A full inspection covers every accessible part of the property, not just the rooms you are worried about. That means the interior, the subfloor, the roof void and the entire exterior perimeter.

Inside, the technician works through wall linings, skirting boards, architraves, door and window frames and wet areas, because those are where timber and moisture meet. Outside, the perimeter matters as much as the house: fences, retaining timbers, garden beds against the slab edge, tree stumps and outbuildings are all common entry points.

The subfloor and roof void are the two areas homeowners never see and the two where activity most often goes unnoticed until damage is done.

What Equipment Is Used?

Thermal imaging and moisture detection cameras are used alongside the visual inspection.

That matters because termites work inside timber. A wall that looks perfect can be hollow behind the paint. Thermal imaging picks up the temperature difference an active nest or a moisture pocket creates behind a surface, and a moisture meter confirms whether the wall is holding water it should not be.

Neither tool replaces the technician. They narrow down where to look closely, and they let the inspection reach places a visual check alone cannot.

What Do You Get at the End?

A detailed written report, plus a complete invoice.

The report records what was inspected, what was found, which areas could not be accessed and why, and what the recommendation is. That last part matters more than people expect. An inspection that finds nothing is not a wasted inspection; it is a documented baseline, and it tells you which conditions around the property need changing before they become a problem.

If activity is found, the report is what a treatment plan gets built from.

We highly recommend So Pest Off Pest Control for termite and general pest control. From the initial booking through to the completion of the treatment, the whole experience was excellent. The team was professional, punctual, friendly, and took the time to explain the termite and pest treatment process clearly. They were very thorough in inspecting the property and addressing the areas of concern rather than simply doing a quick spray and leaving. I particularly appreciated their attention to detail and the way they answered all of my questions. It was clear that they genuinely cared about doing the job properly and making sure our home was protected. The service was professional, efficient, and provided great peace of mind. If you're looking for a reliable company for termite inspections, termite treatment, or general pest control, I would definitely recommend So Pest Off Pest Control. Excellent service from start to finish. Thank you!

Our 4-Step Termite Control Process

We follow set methods when tackling difficult to eradicate pests.

After Treatment

Following your termite treatment, it’s important to allow time for the product to work effectively across the colony.
You may not see immediate results above the surface this is normal. We’ll guide you on what to expect in the coming weeks, and if bait stations or barriers have been installed, we’ll schedule follow-up inspections to monitor progress and ensure full colony elimination.

1

Comprehensive Inspection

We begin with a full property inspection using four advanced detection methods to ensure nothing is missed:
Visual assessment for signs of termite activity or damage
Audible testing using a donga tool to check timber for hollow spots
Thermal and moisture imaging to detect hidden termite presence within walls
Termatrac radar technology to pinpoint live movement without invasive drilling
This approach gives us a detailed, non-invasive picture of what’s happening behind walls, floors and structural timber.

2

Targeted Termite Treatment

If termite activity is detected, we provide immediate on-site advice and a clear quote for treatment. We typically begin with professional termite baiting to stop the colony. As a Termidor accredited provider, we use Australia’s most trusted solution for long-term termite elimination, backed by an optional warranty. If an existing termite system is installed, we’ll inspect, refill or recommend upgrades as needed.

3

Installing Termite Barriers

If your property lacks a termite protection system, we’ll work with you to design a custom barrier solution tailored to your home. We install Termidor® soil barriers for long-term protection against subterranean termite intrusion. As certified Termidor technicians, we guarantee the system is applied to manufacturer standards and eligible for the Termidor Assurance Warranty.

4

Annual Termite Inspections

Termites don’t stop and neither should your protection. An annual inspection is critical to detect early activity, confirm barrier performance, and protect your investment. These yearly checks provide insight into what’s happening beneath your floors, behind your walls and around your property.
Book your next termite inspection with So Pest Off to stay protected year-round.

How Often Should an Inspection Be Done?

Annually is the general expectation for a Sydney property, and more often where a property has had activity before or sits on a block with heavy timber and moisture around it.

If your home has a termite management system installed, the system itself has maintenance requirements, and an inspection is how you confirm it is still doing its job.

What It Costs

See our pricing page for what we charge for a full termite inspection, including the thermal imaging and moisture detection work and the written report.

Where an inspection leads to a termite treatment quote and that quote is accepted, the inspection fee is waived.

Areas That Could Not Be Accessed

Every honest report names them. A subfloor with no access hatch, a roof void packed with stored boxes, or a section of perimeter behind a locked neighbouring gate all limit what can be inspected. Knowing where the blind spots are is part of the result.

Termite Products We Use

If we detect termite activity, we provide a tailored treatment plan using the most trusted solutions in the industry.

The benchmark for termite control in Australia, Termidor is a non-repellent termiticide. Termites cannot detect it, so they pass through treated zones and carry the chemical back to the colony. Termidor’s transfer effect ensures entire colonies are eliminated. It is undetectable, fast-acting and long-lasting.

Comes with the Termidor Assurance Warranty — up to $2 million in structural damage cover (when applied by an accredited technician like So Pest Off).

Termidor can be applied as a perimeter treatment or combined with other systems for added protection.

Trelona is a state-of-the-art baiting system that attracts and destroys termites at the colony level. It can be installed around your property and used as a standalone solution or combined with Termidor for unmatched dual protection.

  • Works in synergy with Termidor for total colony elimination
  • Ideal for homes with construction constraints or high termite pressure
  • Requires regular monitoring for optimal performance

The FAQ’s

It depends on the size of the property and how accessible the subfloor and roof void are. A standard single storey home with clear access is a straightforward job. A larger property, or one where the technician has to work around stored contents and restricted crawl space, takes longer.

No. An inspection establishes whether termites are present and what the risk conditions are. Treatment is the work done afterwards if activity is found. They are quoted separately, and the inspection fee is waived if you accept a treatment quote that comes out of it.

Yes. A management system reduces risk, it does not remove it, and systems need maintaining to keep working. An inspection is how you confirm the system is intact and that nothing has found a way around it.

It can. Thermal imaging and moisture detection are used precisely because termites work inside timber where nothing is visible from the outside. Those tools flag the temperature and moisture anomalies that indicate activity behind a surface, and the technician then investigates further.

The inspection still goes ahead, and the report records exactly which areas could not be accessed and why. That is standard practice. If access can be created later, those areas can be checked at a follow up rather than left unknown.

You don’t need to be present during the inspection, but it’s helpful if someone can provide access to all areas including subfloor spaces, roof voids, garages, and sheds. Our inspector will contact you afterward to discuss findings and answer questions. You’ll receive a comprehensive written report regardless of whether you’re home.
