Protecting Your Home Starts With the Right Termite Treatment Plan
Termite treatment in Sydney involves three stages: confirming active termite activity through a professional inspection, eliminating the colony through targeted baiting, and protecting your home long-term with a chemical barrier. Without all three, you’re either guessing or leaving the door open for the next attack.
At So Pest Off, we handle the full process, inspection through to barrier installation, using Termidor® and Trelona®, the two most trusted termite products in Australia. As accredited Termidor technicians based in the Hills District, we service homes across Greater Sydney.
Why Termite Treatment Can’t Wait
NSW has some of the highest termite activity rates in Australia. One in three homes will experience a termite attack at some stage — and the Hills District is particularly high-risk due to soil conditions, moisture levels and the density of timber-framed homes in the area.
The problem with termites is that by the time you see them, they’ve usually been there a while. They work continuously, forage up to 100 metres from their nest, and feed around the clock. Left untreated, the damage compounds fast — and in severe cases, it’s structural.
Step 1 — Termite Inspection: Finding the Problem Before It Finds You
No treatment plan is worth anything without an accurate inspection first. We use four detection methods to build a complete picture of what’s happening in your home:
- Visual inspection of all accessible areas for signs of activity or damage
- Audible testing using a donga tool to detect hollow timber
- Thermal and moisture imaging to identify heat signatures and moisture behind walls and floors
- Termatrac radar technology to detect live movement without drilling or damage
This combination is aligned with Australian Standard AS3660.2 and gives us a non-invasive, accurate read on where termites are active, how far they’ve spread, and what treatment approach is right for your property.
Important: if you find mud tubes, soft timber or suspect termite activity, don’t disturb it. Disturbing an active colony can cause termites to retreat temporarily, making detection and treatment significantly harder. Call us first.
Step 2 — Colony Elimination Through Termite Baiting
Once activity is confirmed, the first priority is stopping the colony. We use Trelona® ATBS baiting — a slow-acting bait that workers carry back to the nest, spreading it through the colony and ultimately targeting the queen.
This is deliberate. A fast-kill product would eliminate workers at the surface but leave the colony intact. Trelona® works because termites don’t know they’re being baited.
Bait stations are monitored through follow-up visits until activity ceases and we’re confident the colony has been eliminated. Only then do we move to barrier installation.
Step 3 — Termite Barriers: Long-Term Protection for Your Home
A termite barrier is the most effective long-term protection available for an existing home. We install Termidor® HE soil barriers — a non-repellent chemical treatment applied to the soil around your home’s perimeter and sub-structure.
Non-repellent means termites can’t detect it. They pass through the treated zone, pick up the active ingredient, and transfer it back through the colony via contact, the Termidor® Transfer Effect™. It’s the reason Termidor® has become the industry standard for termite barriers in Australia.
As accredited Termidor technicians, our installations are eligible for the Termidor Assurance Warranty — in some cases up to $2 million in structural damage cover.
If your home already has an existing termite reticulation system, we’ll inspect it, refill stations and assess whether the barrier is still performing or needs upgrading.
What Affects the Cost of Termite Treatment in Sydney?
Termite treatment isn’t one-size-fits-all pricing. The cost varies based on:
- Size and construction type of your property (slab, subfloor, split-level)
- Extent and location of termite activity
- Whether baiting alone is sufficient or a full barrier is required
- Whether an existing system needs refilling or replacing
- Soil conditions and site accessibility
Termite treatments require and inspection before we can quote accurately and the pricing is provided upfront before any work begins.

Our 4-Step Termite Control Process
We follow set methods when tackling difficult to eradicate pests.
After Treatment
Following your termite treatment, it’s important to allow time for the product to work effectively across the colony.
You may not see immediate results above the surface this is normal. We’ll guide you on what to expect in the coming weeks, and if bait stations or barriers have been installed, we’ll schedule follow-up inspections to monitor progress and ensure full colony elimination.
1
Comprehensive Inspection
We begin with a full property inspection using four advanced detection methods to ensure nothing is missed:
Visual assessment for signs of termite activity or damage
Audible testing using a donga tool to check timber for hollow spots
Thermal and moisture imaging to detect hidden termite presence within walls
Termatrac radar technology to pinpoint live movement without invasive drilling
This approach gives us a detailed, non-invasive picture of what’s happening behind walls, floors and structural timber.
2
Targeted Termite Treatment
If termite activity is detected, we provide immediate on-site advice and a clear quote for treatment. We typically begin with professional termite baiting to stop the colony. As a Termidor accredited provider, we use Australia’s most trusted solution for long-term termite elimination, backed by an optional warranty. If an existing termite system is installed, we’ll inspect, refill or recommend upgrades as needed.
3
Installing Termite Barriers
If your property lacks a termite protection system, we’ll work with you to design a custom barrier solution tailored to your home. We install Termidor® soil barriers for long-term protection against subterranean termite intrusion. As certified Termidor technicians, we guarantee the system is applied to manufacturer standards and eligible for the Termidor Assurance Warranty.
4
Annual Termite Inspections
Termites don’t stop and neither should your protection. An annual inspection is critical to detect early activity, confirm barrier performance, and protect your investment. These yearly checks provide insight into what’s happening beneath your floors, behind your walls and around your property.
Book your next termite inspection with So Pest Off to stay protected year-round.
Common Signs You Need a Termite Inspection Now
- Mud tubes or dirt trails on walls, foundations or subfloor supports
- Soft, sagging or hollow-sounding floorboards or door frames
- Cracked or bubbling paint or plaster
- Clicking or rustling sounds inside walls
- A swarm of small flying insects near lights or windows
- Unexplained power outages (termites chew through wiring insulation)
If you’ve seen any of these, book an inspection before doing anything else.
What Do Termites Look Like?
The most destructive species in Australian homes is Coptotermes acinaciformis — responsible for around 70% of structural termite damage nationally. They’re pale, blind, 3–7mm in size, and their foraging networks extend up to 50 metres from the nest. They feed on any cellulose-rich material — softwood, hardwood, it doesn’t matter. Once they establish a food source, they feed continuously.
The most visible sign is mud tubes — protective tunnels termites build to travel safely from soil to timber without air exposure. Common locations:
- Base of brick walls or foundations
- Around weep holes and ground-level gaps
- On concrete stumps under the home
- Behind decking, garden edging or timber fences
- Inside wall cavities
Find one — don’t touch it. Call us.
Annual Termite Inspections — Not Optional
Even with a barrier in place, an annual inspection is essential. Barriers degrade over time. Soil movement, renovations and landscaping changes can compromise protection. An annual inspection confirms the barrier is still performing, catches any new activity early, and keeps your warranty valid.
We recommend every homeowner in Sydney — particularly in the Hills District, Castle Hill, Kellyville, Rouse Hill and surrounding suburbs — books a termite inspection every 12 months at minimum.
